As the broker for
Dallas
North Properties,
I guarantee that when
you find your dream home, I will: negotiate the transaction for you to
help you obtain any home listed on the North
Texas Real Estate Information Network for at least $5000.00 under
the list price (total overall savings) or I will pay
you $1000.00 cash at the closing of the sale.
The
conditions listed below will apply.
Conditions
1. You
have signed an Exclusive Buyer’s Representation Agreement with Dallas
North Properties.
2. You
obtain loan pre-approval from a lender on the
Dallas North Properties
approved lender list.
3. Listed
price of the home shall be $160,000 or more (for homes up to
$160,000, I guarantee to save you at least $3000 off of the listed
price or I will pay you $750.00 cash at the closing of the sale).
4. This
guarantee applies only to homes which are listed with brokerages other
than
Dallas North Properties.
5. New home
builders will have specific policies on price negotiation depending on
many factors. Although we cannot specifically offer our guarantee as
stated above, we can usually achieve the goal of substantially
increased value based on our insider knowledge of the new home
building industry.
6.
The agreed upon amount will be paid at the closing of the sale of the
home that you purchase. In no event shall the amount I must pay you
exceed an amount greater than one-half of the net commission that I
actually receive.
7. Savings guarantee amount includes but is not limited to
negotiated home warranties, fixtures, appliances, discounts, seller
repairs, seller mortgage concessions and add-ons.

9. Excludes programs that are funded with home buyer grants,
bond money, charitable gifting and down payment assistance programs.
