Use Extreme Caution When Buying New Homes

Buying a new home certainly seems like a simple process, right? All you do is drive around, find a neighborhood and floor plan that you are comfortable with and let the nice salesperson write up your contract. Wrong!

You'd better think again.....

Take a look at this list of questions that should be answered up front and the research items that a professional Realtor should help you with prior to you signing on the dotted line.

Questions to Ask the New Construction Builder

	Has there been any Special Assessment Financing (SAF) for this property?
	How often will access to the home be granted during the building process?
	What do the sub-contractors think about the building quality?
	Are there any initial contributions, annual assessments or special assessments collected by the HOA that will be paid by the buyer at closing?
	Can I see a plat of the actual lot to evaluate the easements?
	Is there an Architectural Control Committee for the community?
	Can I have access to the CCR's for the community before I buy?
	How long has this plan been built? Will I be the first?
	How will we document our agreement on the protected features of the home site?
	What type of drainage will the home site have? Is it the correct one?
	Is there a lot premium for our home site? Should I pay for one?
	What will be built on the adjoining properties?
	What is the zoning of any undeveloped property?
	Should I negotiate more on earnest money or total price?
	What about soil test? How do I know that they have been done and passed inspection?
	Explain this "binding arbitration clause" to me. Why I am signing away my right to sue you if you do not perform?
	How can I ensure that this home will be built 100% code-compliant?
	What clause should I add to the contract to ensure that any material installations performed by your workers does not void the warranties?
	What does your contract say about material changes? Don't you have to get my approval first?

This is just a sample of the items that can cause you serious problems when purchasing a new home from a builder. If you don't know how to handle each of these items and more, why would you go to one of these offices without having your advocate with you?

So...get a Buyer's Broker and rest easy! The builder pays our fees from their advertising budget which is built into every home they sell. Since these fees do not come out of the home construction budget, you can not negotiate one penny of a better deal alone.
